Record with the Prothonotary of the Court of Common Pleas of the county in which the project is located. It must be recorded. A recorded copy of the Claim needs to be delivered to the Owner and other legal parties (Owner Agent, Lender) with a Notice Of Filing Of Claim within one (1) month after the Claim Of Lien is recorded. The recorded copy of the Claim must be served by the county sheriff unless the property owner is outside the Commonwealth of PENNSYLVANIA. After the service is completed an Affidavit of Service must be filed within 20 days. If the Affidavit is Service is not filed or filed late, the Lien will be dismissed.

Claimants are required to file suit to foreclose on a PENNSYLVANIA Claim Of Lien within two (2) years from the date the lien was recorded.
