Subcontractors have the option to deliver a Preliminary Notice to the Owner and other legal parties soon after the start of a private Commercial project. It is effective in reminding all parties of future Bond, Statement Of Claim or Stop Notice rights for slow/non payment.

On private Commercial projects General/Prime Contractors can record a LOUISIANA Statement Of Claim up to sixty (60) days after the last date providing equipment, labor, materials or services or a Notice Of Termination filing. Subcontractors can record a LOUISIANA Statement Of Claim up to sixty (60) days after the last date providing equipment, labor, materials or services or thirty (30) days if a Notice Of Termination is filed by the Owner or General/Prime Contractor.

Once a LOUISIANA Statement Of Claim is recorded, as Claimant you are required to file suit to foreclose within (one) 1 year from the original lien recording date.
